Adopted Codes

State law requires all plans and documents supporting a building permit to comply with the South Carolina version of the following codes and ordinances:
  • 2018 International Residential Code (IRC)
  • 2018 International Building Code (IBC)
  • 2018 International Mechanical Code (IMC)
  • 2018 International Plumbing Code (IPC)
  • 2018 International Fire Code (IFC)
  • 2017 National Electric Code (NEC)
  • 2018 International Fuel Gas Code (IFGC)
  • 2009 International Energy Conservation Code (IECC)
  • 2018 International Existing Building Code; (IEBC)
  • 2018 International Performance Code for Buildings and Facilities
  • 2018 International Property Maintenance Code
  • 2018 International Swimming Pool and Spa Code
  • Oconee County Code of Ordinances
Please Note:
The Administrative Procedures of Chapter 1 of the International Codes is enforced with the following amendments:
  • Section 105.2 of the International Building Code, "Work exempt from permit", under "Building", is amended to add Section 105.2.14, "Signs not over 75 square feet"
  • Section 105.2.1 of the International Residential Code, "Work exempt from permit", under "Building", is amended to read, "One story detached accessory structures, provided the floor area does not exceed 400 square feet."
Additionally, the provisions of the South Carolina Licensing Law are strictly adhered to regarding the following professions:
  • Residential Building Contractors
  • General Contractors
  • Manufactured Housing Contractors
  • Architects
  • Engineers
